The same checklist every time, written down so you know exactly what you get. Every clean, every month, every season.

Every clean

Each turnover, start to finish.

  1. Before photos of anything broken, missing or dirty beyond normal.
  2. Full turnover clean: kitchen, bathrooms, dusting, floors last. Beds and towels made in your house style.
  3. Restock from your list, with anything running low noted.
  4. Garbage and recycling indoors or in the wildlife-proof bin.
  5. Hot tub cover on and locked, temperature written on the lid tag.
  6. Boot room reset. Windows aired, then shut. Lamp on and blinds down for evening arrivals.
  7. Welcome card and wifi QR left on the bench.
  8. Warm arrival: heat and hot tub on 2 hours before check-in, when you confirm the time.
  9. After photos and a report sent to you within the hour.

Monthly

Small checks that stop big problems.

  1. Smoke and CO alarms tested, batteries noted.
  2. Remotes, lamps and bulbs checked, spare batteries topped up.
  3. Fridge, oven and microwave deep wiped inside.
  4. Hot tub water tested and filter rinsed (if we look after your tub).
  5. Taps, drains and toilets checked for drips or slow drains.
  6. Doors, locks, lockbox and windows checked.
  7. Linen and towels counted, with stains or wear flagged to you.

Each season

Getting the home ready for what's next.

  1. Deep clean: windows inside, under beds, behind appliances.
  2. Winter: entry mats, boot trays, snow tools and de-icer ready. Heat tape and gutters looked over by our builder.
  3. Summer: bug spray, sunscreen and a bike wash brush set out. Deck and BBQ cleaned.
  4. Linen, kitchen kit and supplies counted, with a replacement list sent to you.

Why three levels? Every visit keeps the home right. The monthly and seasonal checks catch small problems early and keep your home in shape all year.

We learn your home once, properly.

A walkthrough before the first job. We save it as your house notes, so every crew member does it your way.

  • Rooms and beds

    Bed sizes, sleeping layout and a photo of how each room should look.

  • Keys and access

    Lockbox, alarm, parking, building access, garbage room and bin type.

  • Fireplace

    Gas, wood or electric, how it starts, and where the gas shut-off is.

  • Electrical panel

    Where it is, and which breaker does what.

  • Water main

    Where to shut it off fast if a pipe goes.

  • Hot water

    System type and how to reset it.

  • Hot tub

    Make, panel, chemical routine and the cover lock.

  • Thermostat

    Type, and the temperature you like on arrival.

  • Surfaces

    Stone, wood floors, stainless, glass and fabrics, and which products you allow.

  • Your lists

    Restock list, linen supplier, where spares live, and who to call for which trade.
